A white streak on a block wall is never just a stain.
That chalky bloom is efflorescence — salt left behind by water that has already moved through the foundation. Buyers walk past it. We put a moisture meter on it.
In older DMV housing stock it usually points at grading, a buried downspout, or a failed exterior seal. Cheap to fix before closing. Brutal to inherit after.

We go up, in, and behind the walls — not just around the house.
Chimney flashing, shingle wear, attic ventilation, panel heat signatures. The failures that cost the most money are almost never visible from the driveway.
Thermal imaging shows us what eyes can't: overheating breakers, missing insulation, moisture tracking behind finished drywall. It all lands in your report with photos.
